Del Webb Nexton is a fairly new community also located in Summerville. It enjoys the same tax and insurance benefits as the Cane Bay communities but it is about ten minutes closer to the historic downtown Summerville area and Charleston. Its location makes it a bit more pricey than Del Webb in Cane Bay.
HOA Dues are $245 per month. This includes landscaping maintenance, the guarded gate to the community and their 27,000 square foot amenities center which just opened in July.
Del Webb Nexton is a gated, active adult community for those 55 and better. The community is located within the master planned community of Nexton. Nexton is a blend of homes, shopping, eateries, schools and healthcare connected to each other by trails, parks and nature. The community offers various floor plans, ranging in size from 1362 to 3810 square feet. Base pricing starts in the $250s to $360s. Del Webb specializes in one story open-concept floor plans with lofts as an available option in each home.
Del Webb at Cane Bay is located in Summerville, about 45 minutes from the beach and 35 minutes from downtown Charleston. It is located in the most affordable county in Charleston in terms of taxes and insurance. Most homes are taxed at less than $2000 per year and because Del Webb is located in a flood zone X, flood insurance is not required. The annual cost of home insurance is typically less than $1000.
Del Webb is a very active neighborhood. For $256/month, you’ll have all of your landscaping maintained. They’ll cut your grass, trim your shrubs, edge, weed and feed and replenish mulch twice a year. It’ll also include access to the 20,000 square foot amenities center which offers an indoor and outdoor pool, indoor and outdoor hot tubs, state-of-the-art fitness center, arts & crafts studio, card rooms, a ballroom with gourmet kitchen, an event lawn, fishing pier, fire pit, pickleball courts, bocce ball courts and tennis courts. You’ll also have access to miles of walking trails. There are around 100 chartered clubs in the neighborhood as well. I’ve attached a list of clubs and an activity calendar for your review. If you were to move to the community, you could start a new club with something that interests you at any time.
Four Seasons is a newer community located in the master planned community of Cane Bay Plantation. They opened for sale in June of 2016 and have had a lot of success, selling about 300 homes in their first three years. They have a lovely model home park which includes nine home plans. You are able to build a brand new home which is typically a six month process or for a quicker closing there are a few resales in the neighborhood.
The beautiful 23,000 square food amenities center, The Lake House, opened in December of 2018. Amenities include two outdoor pools, one specifically for adults that is 5000 sf and a smaller pool that is grandchildren friendly, pickleball courts, tennis courts, bocce ball courts, event lawns and an amphitheater. The center also includes a 2000 sf state-of-the-art fitness center, an indoor pool for lap swimming and water aerobics, dance and yoga studio, billiards room, card rooms, activity rooms, a social hall with stage, and a chef’s demonstration kitchen. The community is privately gated and manned 24 hours a day and there will be walking trails throughout the neighborhood and into Cane Bay Plantation.
The added benefit is that the community is built around an 8 mile blue way system. The clubhouse grounds has a launching area for your kayaks, canoes and electric motor boats so you can explore the connected lakes in Cane Bay. HOA dues include use of the amenities, lawn care and trash pick up and are $250 per month.

Upon its completion, Cresswind will house 650 homes. The communities offers 10 different homes plans, 9 of which are available to view in their model home park. Move-in home prices begin around $275,000 and go up to approximately $500,000.
The $249/month HOA dues include landscaping maintenance to your home and common areas, full access to the 13,000 sf Cresswind amenities center which features a social room, fitness center, aerobics and yoga studio, arts & crafts room, event room, demonstration kitchen, billiards area, outdoor pool and hot tub, tennis, pickle and bocceball courts, events lawn and a fire pit. It also includes weekly trash pick up, a full-time lifestyle director and a community gate that closes overnight. You and visiting children and grandchildren can enjoy time at the Ponds community pool, historic 1860s gathering house, tree house and play park.
